The Austin housing market has cooled dramatically since its 2021 frenzy. According to Team Price's November 17 market update, there are more than 15,500 active listings in the metro area and 58.3 percent of those homes have already seen a price reduction. Inventory sits at 5.53 months — a level we haven't seen since before the pandemic. Spyglass Realty notes that median sale prices hover around $440,000, roughly 18% off the 2022 peak, and homes are taking 50–60 days to sell.

Data from Team Price's Activity Index shows demand around 20%, meaning only one in five listings go under contract in a given week. Buyers can afford to be picky and will discount properties that feel dated.
